Operation Context

The Bay 2 Shopping Center is a 7,132 m² complex which welcomes approximately 6.6 million visitors per year. Through participation in the 2023 CUBE competition, the center achieved a 35% reduction in energy use, earning first place in the shopping-center category and fifth place overall.

 

This reduction was achieved through a combination of technical upgrades and operational changes. Major measures included replacing the shared water-loop heat-pump system with higher-performance independent units in each store, installing solar-control films and daylight-based lighting controls, and centrally piloting equipment through a BMS connected to an IoT platform.

 

On the usage side, Carrefour's national energy management team developed a standardized action list to be deployed across all its shopping centers. This action list is deployed by site mangers, including in this case at Bay2, where it was rolled out through monthly debriefings and staff training on energy-saving practices. In-store customer communication and signage supported the system changes.

Efficiency Investments

  • Replacement of store production equipment (water-loop heat pumps) with more efficient standalone systems in each store.​
  • Use of adiabatic systems for air handling in rooftop units during the mid-season.​
  • installation of solar films to reduce solar heat gain in the shopping center.

Technical Optimization

  • Control of building management systems (BMS) via an IoT monitoring system (wireless LoRaWAN-type switches) managed by the France energy team using thewatchdog.io. 
  • Reduction of setpoint temperatures. 
  • Preheating the center and shutting down ventilation while monitoring air quality.
  • Lighting control via light sensors.
  • Reduction of ground-level parking lot lighting.
  • Turning off advertising signs in the evening
  • Shutting down electric DHW water heaters.

Use Sufficiency

  • Definition of a list of actions applicable to all Carrefour shopping centers by an energy management expert. 
  • Implementation and montoring of this action plan by local site manager, which included monthly debriefing meetings led by an energy management expert to raise awareness. 
  • Training of teams on energy efficiency, communication with stores, and signage/announcements for customers.
