Operation Context

Rives d'Arcins is a 20,824 m² shopping center in the Bordeaux metropolitan area, owned and operated by Klépierre. Through participation in the 2023 CUBE competition, the center achieved 37.6% energy savings, placing second in the shopping-center category and eighth overall.

This reduction was driven by a combination of technical upgrades, such as HVAC setpoint adjustments, a full LED lighting retrofit with motion detectors, nighttime shutdown of air handling units, the replacement of the cooling towers, and more. On the usage side, Klépierre's group-level communications team supported the rollout, and a dedicated site project team ran technical tours, feedback meetings, and awareness campaigns to keep occupants engaged.

Efficiency Investments

  • Conversion to zone LED lighting throughout the building and
  • Installation of motion sensors for lighting. 
  • Replacement of cooling towers.

Technical Optimization

  • Optimization of temperature settings (17 degrees from 10 a.m. to 6 p.m. in winter and 27 degrees in summer) and of constant-temperature loop flow. 
  • Shutting down air handling units at night, reduced operation during the day. 
  • Analysis of parking lot traffic: allowing for the closure of the second level on Mondays and Fridays. 
  • Shutdown of hot water in restrooms
