Operation Context

20 Fenchurch Street, known as "The Walkie-Talkie," is a 100,284 m² office tower in the City of London, completed in 2014. The building spans 37 floors plus a three-story public sky garden at its crown and is managed by Savills on behalf of the landlord, with multiple corporate tenants occupying the office floors. It operates on 100% renewable electricity, supplemented by roof-mounted photovoltaic panels, and is equipped with a central BMS, gas-fired heating, cooling towers, and a DHW system.

 


Through participation in the 2022–2023 CUBE UK competition, 20 Fenchurch Street achieved almost 32% energy savings, and had the largest gross savings of any building in the competition, placing second overall and generating an estimated £2.27 million in cost savings. The result was driven by close collaboration between property managers, tenants, and engineering teams, coordinated through monthly Green Team meetings.

Efficiency Investments

  • LED lighting replacement programme across emergency lighting, B1, B2, and back-of-house areas (440 fixtures replaced).
  • Cooling tower variable setpoints installed to optimize efficiency based on outside wet-bulb temperature

Technical Optimization

  • "Go Dark" project: lights switched off between 10pm and 5am, saving 785,000 kWh in July and August alone compared to 2019.
  • Lighting dimmers reset by 40% in back-of-house areas and exterior lights switched off.
  • Automated boiler shutoff when outside temperature exceeds 28°C. 
  • BMS setpoint tuning across the building to better control and manage overall consumption. 
  • Cooling tower control reprogramming using outside wet-bulb temperature to reach peak efficiency. 
  • Joint tenant and Simmtronic specialist walkthroughs conducted per floor to identify and implement reprogramming opportunities.

  • Monthly Green Team meetings bringing together property managers, tenants, and contractors to share wins and align on the sustainability agenda.
  • Centralized coordination between Savills (property manager), landlord, tenants, and engineering teams throughout the competition.
